Change in Photo Upload Module


Effective September 5, 2012 the number of photos you are able to add to your listing is increased from 15 to 30.

May Sales Up from Last Year


MHMLS reports Dutchess County New York sales are up.  April’s 27% rise in Purchase Offers accepted manifest itself in May’s 13.3% increase in closed single family detached homes verses May 2011 and an uptick of 3.5% in year to date closings.  What I see as encouraging is the purchase offers for May is up 34% over last year, so hopefully closings will continue to escalate.  Additionally, the current median and year to date median selling price showed little or no change verses last year 0% and down 2.2%, respectively.  Inventory is lower by nearly 6% and market time is higher by 7%.  All in all, if the trend sustains itself we should see an active positive spring/summer market.

Saving Specific Search Results


There are times when you execute a search and after reviewing the Search Results page select the listings of interest for your purpose. Once selected there was no way to get back to them without executing the search again and manually selecting the listings, if you remembered the ones you selected. We have worked on this for a while and we are happy to bring you a solution.

To view instructions log into the system then go to TOOLKIT, Forms and Documents, System Enhancements 2012 and click on the file named Saving Specific Results.

Photo Display Upgrade

Photo Display Upgrade – Phase 1


We doubled the file size of the photos being delivered to all your IDX web sites and the numerous web sites where our listings appear. It will be up to them to incorporate them into the site. This will give your images more resolution and snap when viewed by the public. This process will affect listing images you upload from today forward.

On the MHMLS site you now have the option to click on the image to see the higher resolution image in the size it is being sent to the IDX and public sites.

This is Phase 1 of 2. In Phase 2 we are working on putting on line a native server, hopefully by year’s end, to provide even higher resolution images. I will let you know when that occurs. There is a balance when putting extreme high resolution images on the web. One important consideration is the time necessary to download the images. Today’s digital cameras are delivering images in the 10, 12, 18 and higher megapixel file size. If a listing were to have 15, 12 megapixel photos and you did a search returning 30 listings the time to download the images would be significant.

New Robust Monthly Market Metrics

We are pleased to be part of the NYSAR initiative in conjunction with 10K Research and Marketing to provide you with a new robust monthly market report called “Monthly Indicators”.

The report will be posted each month on the MHMLS site for you to review and use as needed. To see the report log onto the system, go to DESKTOP, then NEWSLETTER. On the right you will see link labeled “NYSAR MONTHLY MARKET INDICATORS”, click on the link to view the report.

The report offers statistical metrics in the following categories: New Listings, Pending Sales, Closed Sales, Days on Market, Median and Average Sale Price, Sale to List Price Ratio, Housing Affordability Index, Inventory and Inventory Absorption Rate in Months. The report is rich in visual graphs making it easy to comprehend the data in a glance.

ListHub Syndication Reports

System Enhancement


Dear MHMLS Member:

Recently, Listing Syndication is the buzzword at the last NYSAR Business Meetings last month and at the NAR Conference in November.

There are two primary listing syndicators, ListHub and Point 2. We have syndicated our listings through ListHub since 2009. Syndication is a distribution network to many channels (sites).

ListHub generates a monthly report of the channels, hits, top search parameters and other data. You may now find that report on the MHMLS system for you to view. To view the report logon to the system, go to ‘Newsletter’ the click the link on the right side named ‘Monthly ListHub Syndication Report’.

New Fields Added to Spreadsheet Grid

New Updated Mobile MLS Access

MHMLS is pleased to announce its first system enhancement for 2012, reInsight Mobile, an updated new mobile application for your handheld. We have had a mobile MLS access through handheld devices for the better of five years. This new application will take your MLS mobile functionality to a much higher lever and increase your productivity in the mobile arena. It is easier to use, has greater depth in function, a more intuitive flow and we are happy that we can bring this value added membership feature to you at no additional cost.

Accessing the mobile application is easy. There is no app to download to your device. You will use your handheld device’s browser to access the site through the following web address http://midh.mobile.paragonrels.com. You log in using the same User Name (Public Id) and Password (Private Id) you use when logging into the MHMLS site. Once you log in go to the Preferences to review the options for Searching, Email, and Listing Report Information preferences. It is that easy.

I have placed a Quick Start Users Guide on the MHMLS system that you may view, print or download. Log into the MHMLS system, go to TOOLKIT, then FORMS & DOCUMENTS, then SYSTEM UPDATES 2012. The file name is “reInsight-Mobile-Quick-Start-Guide.pdf.
