MHMLS reports Dutchess County New York sales are up. April’s 27% rise in Purchase Offers accepted manifest itself
in May’s 13.3% increase in closed single family detached homes verses May 2011
and an uptick of 3.5% in year to date closings.
What I see as encouraging is the purchase offers for May is up 34% over
last year, so hopefully closings will continue to escalate. Additionally, the current median and year to
date median selling price showed little or no change verses last year 0% and
down 2.2%, respectively. Inventory is lower
by nearly 6% and market time is higher by 7%.
All in all, if the trend sustains itself we should see an active positive
spring/summer market.
